Crown Ridge Pool Update 6-14-2020
Posted on Jun 14th, 2020
Crown Ridge Homeowners:

Below is an update on the Board’s activities related to the pools:

The Board after review and deliberation of the current COVID-19 situation considering the Texas Executive Order (EO) that was issued on June 3rd, has identified the following approach that we believe will allow Crown Ridge to be in compliance with the EO and open the pools to the residents (target date July 1st).

·         Condition of use:
o    Homeowners must sign and return COVID-19 Waiver Form and Waiver for Pool Usage Form
o    Homeowners must be current on their HOA account
o    Pool card to be activated upon receipt of signed Waivers
o    Homeowners must reserve pool times, 2 hours per day
§  List all members of the family that will be using the pool
§  Comply with the reservation time and number
o    Pool furniture will be locked and not available for use
o    Cleaning/disinfecting supplies will be provided
o    Homeowners to wipe down high touch point areas after use (handrails, door handles, etc.)
o    Homeowners to comply with social distancing requirements of 6 feet (for those not in their immediate group)
o    Homeowners to wear face coverings when not in the pool
o    Homeowners must continue to comply with all current pool usage rules
o    Normal pool hours at this time
o    Homeowners only, no guests will be allowed at this time

The Board will review the compliance with the above conditions, and if repeated non-conformance is identified, the pools will be closed.

The following items need to be completed in order to ensure the planned July 1st opening:
·         COVID-19 Waiver Forms to be sent out to the homeowners (considering online method)
·         Reservation system to be acquired and rolled out to the homeowners
·         Cleaning/sanitization supplies purchased and staged
·         Pool furniture to be locked up
·         Arrange for increased cleaning frequency of the restrooms
·         Signage for the pools

This represents significant work to get the pools ready and the Board is asking for volunteers to support this activity.  Interested homeowners please contact a Board member.

The primary consideration leading to this decision was the 50% occupancy requirement and the understanding that usage of the pool is typically below this amount.  This in conjunction with consultation with our attorney, the reservation system and the homeowner’s active participation in complying with the EO will allow Crown Ridge to be in compliance.

Crown Ridge Pool Update 6-10-2020
Posted on Jun 10th, 2020
Crown Ridge Homeowners:

Below is an update on the Board’s activities related to the pools:

The Board is actively engaged with the pool and associated COVID-19 activities.  Board members have reached out to the Mayor’s office, Parks Department, Chamber of Commerce, Aquatic Center, and pool inspector.

We continue to assess the conditions and had an additional work session on June 8th.   This session was in response to the Texas Executive Order that was issued on June 3rd and the May 30th City Council.  As discussed during the May Board Meeting, the Board identified potential budget issues related to assessment income and the steps the Board had taken to defer activities to try to avoid being in a deficit condition.  The Board also identified the costs associated with opening the pool(s) and be in compliance with the Governor’s Executive Order.

The Board is moving forward with planning for activities that would need to be performed should conditions change, and the pool(s) be opened; such as obtaining Waiver Forms, getting quotes for monitors, prices for supplies, signage and having the pools inspected.  We are proceeding so should conditions change that we can respond quickly.

Below is an update on the discussion from the May Board Meeting related to possible opening options should the pool/pools open prior to 100% occupancy:

·         Limited opening of one pool at current 50% occupancy
o   Arctic Pool to be opened 3 days/week
§  8 hours – Friday
§  10 hours – Saturday and Sunday
§  Total 28 hours/wk
o   Only open from July 1 – Labor Day
·         Condition of use:
o   Homeowners must sign and return Waiver Form
o   Homeowners must be current on their HOA account
o   Pool card to be activated upon receipt of signed Waiver
o   Homeowners must reserve pool times, 2 hours per day
§  List all members of the family that will be using the pool
o   If pool is not at occupancy limit during the two hour sign-up period, Green flag will be posted allowing Homeowners to walk in if they have returned the signed Waver form and have activated pool card.
o   Homeowners must continue to comply with current pool usage rules.

The above pool opening is expected to cost the HOA between $10,000 to $15,000 that was not budgeted this year.  The majority of this cost is for the pool monitor.  As mentioned, the Board had previously decided to defer spending on Social Committee activities (such as Kick Off to Summer, Fall Festival, Movies in the Park) and landscape maintenance (fall colors and mulch) as a buffer for the uncertainty around COVID-19 and the potential impact to HOA revenues.  If revenues were not being impacted, these activities would proceed.

Should the pool be opened there will be no Social Committee activities or landscape maintenance updates this year.

Regards,

Crown Ridge HOA Board

Crown Ridge Pool Update
Posted on May 30th, 2020
Dear Crown Ridge Homeowners:

The Board thanks all the homeowners who participated in the Board meeting last night and completed the online survey.  Your feedback and comments are extremely beneficial and help strengthen our community.  The Board encourages everyone to continue to actively participate in meetings, consider joining committees and providing your thoughts and ideas to the Board.

The Board after considerable and deliberate discussions and taking into account the information and feedback from the homeowners, has decided to keep the Crown Ridge pools closed until the State and City of Frisco allow community pools to be opened.  At which time, the Board will re-consider opening the pools taking into consideration any government restrictions that may be imposed and the amount of time remaining until the normal closure date of the pools (October 1st).

While this is not the answer that some may have wanted, the Board believes that this is in the best interest of the homeowners and places their safety first and foremost.

Respectfully,

Crown Ridge Board of Directors
